Introduction
Prefabricated Prefinished Volumetric Construction (PPVC) is a key industrialised building method promoted by the Singapore government. By shifting fabrication and finishing to the factory and assembling modules on site, PPVC improves quality, shortens construction time, and reduces carbon emissions. It is becoming a mainstream approach for high‑end residential projects in Singapore. With land in urban cores increasingly scarce, high‑rise PPVC offers an efficient solution for super‑tall housing. The question is how to ensure that factory‑built structures achieve the same facade aesthetics and performance as conventional buildings. Hwarrior has addressed this challenge through its work on the Bernam Residences project.

I. Project Overview: A New Urban Living Landmark in the CBD Core
Bernam Residences is developed by China Jingye Engineering (Singapore) Pte. Ltd. and sits in the heart of Singapore’s Central Business District, near Tanjong Pagar MRT station and several major roads. The site covers 3,486.2 m² with a gross plot ratio of 7.28. The 35‑storey mixed‑use tower includes 2 storeys of retail, 1 storey of serviced apartments, and 32 storeys of residential units, totalling 351 high‑end apartments. It is close to VivoCity, Marina Bay Sands, and other key landmarks, integrating living and business amenities. The project is positioned as a benchmark for high‑end prefabricated residential development in Singapore’s core area.

II. Hwarrior’s Core Advantages: Four Strengths Defining Premium PPVC Facade Standards
Fully Prefabricated and Integrated Units, Aligned with PPVC Construction – All facade components are prefabricated, assembled, and inspected in the factory. They are designed, produced, and delivered in parallel with the PPVC modules, eliminating on‑site secondary work. This reduces the overall schedule and enables a streamlined, ready‑to‑occupy handover.
High‑Precision Workmanship for Architectural Quality – CNC‑controlled production ensures flat joints, consistent lines, and no colour or alignment defects. The facade has passed the BCA (Building and Construction Authority) prefabrication inspection, providing a uniform, high‑quality appearance that meets landmark building standards.
Performance Engineered for Tropical Climates – Products comply with ASTM E330:2021, ASTM E331:2016, SS212:2007, and AS/NZS 4282:2008. They have been tested at TUV Singapore Laboratory for air leakage, static water penetration, cyclic water penetration, structural performance, and structural proof load.
Green and Low‑Carbon, Supporting Green Building Certification – The system uses environmentally compliant materials and coatings, generates no on‑site construction pollution, and offers significant energy savings. It contributes to achieving Singapore’s green building rating.
III. Project Delivery: Precise Collaboration to Set an Industry Reference
Throughout the project, the Hwarrior technical team coordinated closely with the PPVC construction schedule. Facade connection details were optimised early to ensure seamless fit with the main modules. The finished facade is regular, refined, and performs reliably. Bernam Residences now stands as one of Singapore’s notable examples of high‑end PPVC residential facade execution in the central district.

IV. Outlook
Based on the successful delivery of Bernam Residences, Hwarrior has developed proven expertise in customising high‑end PPVC facade solutions for landmark projects in Singapore’s core areas. Going forward, we will continue to enhance our modular product offerings, providing integrated facade systems that combine aesthetics, performance, and high standards for premium prefabricated residential projects in Singapore and other markets.
